Our board-specific process is designed to make the decision easy, the approval smooth, and the construction invisible to residents. We handle everything from the initial feasibility study through DOB permitting, construction, and annual maintenance — under one contract, with one point of contact.
What Boards Ask Us
Every project includes a waterproofing protection plan reviewed by a licensed structural engineer. We carry $5M general liability and $2M professional liability insurance, and all work is performed with the building's existing membrane fully protected.
We handle all NYC DOB filings in-house — no third-party expeditors, no delays. Our team has filed hundreds of rooftop permits in Manhattan, Brooklyn, and Queens, including post-SupSandy wind uplift compliance upgrades.
We work with licensed structural engineers on every amenity deck project to verify dead load, live load, and wind uplift compliance with NYC Building Code. All ballasted paver systems are engineered to ANSI/SPRI RP-4 standards.
We provide boards with a communication package — project timeline, construction hours, noise schedule, and FAQ — designed to be distributed to shareholders or unit owners before work begins. Resident complaints are rare; we keep them that way.
A professionally designed amenity roof deck consistently adds 3–8% to building-wide unit values in comparable NYC co-op and condo sales. We provide boards with comparable sales data to support the capital expenditure decision.
We provide fixed-fee design contracts and guaranteed maximum price construction contracts. Boards receive a detailed project schedule before work begins, with weekly progress reports to the managing agent throughout construction.
Board Process · Six Steps
We meet with the board, managing agent, and building engineer to assess the roof structure, existing waterproofing membrane, drain capacity, and wind exposure. We deliver a written feasibility summary the board can present to shareholders or unit owners.
We prepare a concept design package — rendered plans, material samples, and a preliminary budget — formatted specifically for board presentation. We attend the board meeting to answer technical questions directly.
Our in-house team prepares and files all NYC Department of Buildings applications, including structural calculations, wind uplift engineering, and waterproofing protection plans. We manage the permit process from filing through sign-off.
All work is performed with full protection of the existing roof membrane. We coordinate with the building's roofing contractor and managing agent throughout construction to ensure zero disruption to residents and zero liability exposure for the board.
We deliver a complete as-built package — drawings, permit sign-offs, warranty documentation, and a maintenance manual — formatted for the building's records and for future board reference.
We offer annual maintenance agreements for all amenity decks we design and build. Scheduled visits, documented logs, and direct contact with our horticultural team ensure the space performs at the level the board intended year after year.
