Sutton Place's distinguished pre-war co-operative buildings and white-glove residential towers present a distinctive design challenge: transforming underutilized ground-level courtyards and setback terraces into fully programmed amenity spaces that serve the entire building community. These projects require close coordination with co-op boards, managing agents, and NYC DOB, and must satisfy ADA accessibility requirements while delivering the quality of landscape architecture expected by discerning residents.

Sutton Place — Owners Common-Use Amenity Courtyard
Large-format grey porcelain pavers
Full transformation of a ground-level co-op courtyard into a programmed amenity space — large-format porcelain pavers on adjustable pedestals, black steel shade pergola, teak furniture with navy Sunbrella cushions, raised planters with specimen trees and perennial plantings, integrated audio, low-voltage lighting, water features, and ADA-compliant pathways throughout.
Built-in outdoor kitchen and bar counter with black-stained hardwood cladding, integrated grill, and bar stool seating — designed as a social anchor for the courtyard amenity space.
Comprehensive planting design with specimen trees, shade-tolerant perennials, ferns, hostas, and climbing vines on privacy screens — maintained under a twice-monthly service agreement with annual renewal.
